High on the peak of a mountain overlooking white bay beach and nearby norman island, this spectacular villa estate offers the utmost in luxury and privacy. this gated 22,000-square-foot estate features a main house with two additional "pod" buildings flanking each side, with the focal points being the views, infinity pool and waterfall. indigenous stone, massive wooden beams, and hand-troweled stucco walls give a garden-villa atmosphere to the interior, while an enormous wraparound veranda, outside bar, cabana and zero-entry pool all take advantage of the astonishing 180-degree views.

The main villa contains a large entry hall, a spacious two-story great room, two kitchens, dining room, wet bar, media room, spa room, fitness center, and two master suites-each a lavish 2,250 square-feet, equipped with its own foyer, office, and en-suite bath. connected by winding stone paths, the other two pod villas have two master suites, each with their own entrances, patios and incredible views.

Falcon's Nest is available on an Estate only basis or Full Service Inclusive basis. The Full Service option includes the services of a butler and chef, and includes breakfast, lunch and dinner, as well as non-alcoholic beverages for up to 12 guests. Housekeeping service is provided twice daily on either plan. Regardless of the plan chosen, the Villa Director will oversee every aspect of the perfect villa stay as personalization through customization is what we do best at Peter Island Resort and Spa.

VILLA RATES

The Peter Island Villa Program offers three unique villa estates, that can be personalized and customized to each guest's stay. Villas are available with many options, from an all-inclusive experience in which meals and the full services of a private butler, chef and a housekeeper are included and at your disposal, to the rental of just the estate.

Our villa rates are per night. Full Service rates will include our Full American Plan, which includes breakfast, lunch, afternoon refreshments and dinner.* Our four bedroom and six bedroom villas also include a private chef, a valet, a chauffeured vehicle and a housekeeper when the Full Services rate is reserved. All rates are subject to 18% tax and service charges and minimum-length-of-stay requirements, when applicable. All villas are reserved in their entirety.

DEPOSIT POLICY

A 50% deposit (to include room and the 18% tax and service charges) will be required at the time of booking. Final full payment will be due no later than 60 days prior to arrival.

2014 VILLA HOLIDAY DEPOSIT POLICY

A 50% deposit (to include villa rate and the 18% tax and service charges) will be required at the time of booking. This deposit is non-refundable. Final full prepayment (including all taxes and service charges) is due by October 1st, 2014. Cancellation is required by October 15 in order to receive refund of balance only (original 50% remains non-refundable). Deposits will not be refunded if arrival is delayed or cancelled due to delayed, canceled, or missed flights or other transportation difficulties. Guests are therefore urged to purchase travel insurance. No credits or partial refunds will be issued if reservations are cancelled after October 15, 2014.

CANCELLATION POLICY

Full refund for any reservation canceled or changed at least 60 days prior to arrival. Fifty percent of full deposit is refundable if reservation is canceled or changed between 45 and 59 days of arrival. No refunds for reservations that are canceled or changed inside 45 days of arrival. Deposits will not be refunded if arrival is delayed or canceled due to delayed, canceled or missed flights or other transportation difficulties. Guests are therefore urged to purchase travel insurance. Cancellation policy does not apply to holiday reservations.

Hawk's Nest, the three bedroom villa, includes resort FAP for up to six guests per night when reserving Full Service rate.*
Crow's Nest, the four bedroom villa, includes customized FAP for up to eight guests per night when reserving Full Service rate.*
Falcon's Nest, the six bedroom villa, includes customized FAP for up to 12 guests per night when reserving Full Service rate.*

** Each additional Full Service villa guest will be $350 per night plus applicable 18% tax and service charge.
** Each additional Estate Only villa guest will be $210 per night plus applicable 18% tax and service charge.
